CPN, a prominent retail developer, has announced a significant new project, Central Northville, with an investment of 4.5 billion baht (approximately $123 million USD). This ambitious development aims to transform the former site of Central Rattanathibet into a modern, mixed-use complex designed to attract a substantial daily visitor count and cater to a wide demographic range. The project is set to redefine the retail and lifestyle landscape in its catchment area.
Central Northville: A Vision for Modern Urban Living
The new Central Northville project is being constructed on a 59-rai plot of land, encompassing a total gross building area of 210,000 square meters. CPN anticipates that the development will draw an average of 30,000 visitors each day, a notable increase from the 20,000 daily visitors previously seen at the Central Rattanathibet location. Nattakit Tangpoonsinthana, chief marketing officer at CPN, estimates that each visitor will spend an average of 2,000 baht per visit.
Demolition of the existing Central Rattanathibet began in 2024 to make way for this expansive new development. The project is strategically designed to serve a catchment area of approximately 1.3 million people, targeting a diverse audience from retirees to Gen Z. A key feature of Central Northville is its emphasis on incorporating new retail concepts, with roughly 80% of the shops being new to the specific location, promising a fresh and dynamic shopping experience.
The Orchard: A Multi-Faceted Expansion
A significant component of the Central Northville development is an expansion phase known as “The Orchard.” This phase involves the renovation of an existing building to create two floors dedicated to commercial space, with the remaining floors allocated for parking facilities. The Orchard is designed to be a vibrant community hub, featuring a fresh produce market, home and living retailers, a morning community gathering spot, and an education zone.
The retail component within The Orchard will occupy approximately 80,000 square meters of commercial space. This phase is slated for opening in the first quarter of 2027 and is included within the overall 4.5-billion-baht investment budget. This expansion underscores CPN’s commitment to diversifying its offerings beyond traditional retail, integrating elements that cater to daily needs and community engagement.
